New consulting service helps companies meet EPA requirements when conducting commercial real estate transactions.

To help companies perform their environmental due diligence when conducting commercial real estate transactions, J. J. Keller & Associates, Inc. – an industry leader in safety and compliance solutions – has launched its Phase I Environmental Site Assessment service. This new offering is designed to help reduce risk and uncertainty when companies sell, lease or finance industrial property.
As commercial real estate transactions often require a Phase I environmental site assessment (ESA) to satisfy the EPA’s Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA), J. J. Keller’s new service manages the process in compliance with ASTM 1527-13 requirements.
The assessment is conducted by qualified and experienced consultants who manage every step of the process, from records review to site visits and interviews, culminating in a detailed evaluation and report.
“Our Phase I Environmental Site Assessment is a critical tool for businesses looking to make informed decisions about their property transactions,” said Dustin Kufahl, vice president of consulting and training services at J. J. Keller. “By providing a thorough and professional assessment, we help our clients mitigate potential environmental liabilities and move forward with confidence. The service also adds to our broad portfolio of environmental consulting capabilities.”
The Phase 1 Environmental Site Assessment includes:
- Records Review: Analysis of federal, state and tribal environmental records, regulatory agency files, land titles, maps and geological surveys to assess past activities that could lead to contamination.
- Site Visit: Visual inspection of the property’s interior and exterior, including current and past business use, adjoining properties, hazardous substances, tanks, storage containers, drainage systems and vegetation.
- Interviews: Conversations with past and present owners, operators, key site managers, occupants and relevant government officials to gather comprehensive information about the property.
- Evaluation and Report: A summary of findings, conclusions, and recommendations, including a description of the assessed property, scope of services, data gaps, and supporting documentation.
